Land donation tax benefit guide

Donate land directly to a 501(c)(3) and let us handle the paperwork that protects your deduction.

You do not need a calculator to know you’re making the right move. When DonateLand transfers your property straight to a nonprofit, you avoid commissions, end your carrying costs, and receive the acknowledgement packet your CPA expects. It’s the simplest path to the maximum benefit allowed to you under IRS rules.

DonateLand is not a CPA or law firm. All information on this page is educational—please consult your tax advisor to determine the deduction available to you.

Direct nonprofit transfer

We donate property straight to a verified 501(c)(3) so you can claim today's fair market value (subject to IRS limits) without brokers or wholesalers taking a cut.

Qualified appraisal support

When a valuation over $5,000 is required we coordinate a USPAP-compliant appraiser and deliver the signed Form 8283 Part III package for your CPA.

Closing + acknowledgement

Your deed, settlement statement, and charitable acknowledgement letter are organized in one digital packet so your advisors can document the deduction with confidence.

How DonateLand secures your maximum benefit

You deserve clarity, not complicated charts. Here’s how our process keeps the donation on track and gives your advisors what they need.

1. Share the property story

Tell us about the acreage, improvements, and why you're donating. We review title, environmental items, and any liens to ensure a clean transfer.

2. We match the nonprofit

DonateLand represents Veterans Opportunity Program (EIN 47-3763471) plus additional housing, conservation, and community development partners. We only donate to vetted 501(c)(3)s.

3. Appraisal + diligence

If the value exceeds IRS thresholds, we order a qualified appraisal, compile supporting documents, and line up any surveys or inspections at no cost to you.

4. Record + acknowledge

Our closing team records the deed, sends you the final documents, and prepares the charitable acknowledgement letter so your CPA can file within the current tax year.

What your CPA receives

  • Executed deed, title report, and any survey or environmental notes.
  • Charitable acknowledgement letter referencing the receiving 501(c)(3) and property description.
  • Qualified appraisal and Form 8283 signatures when required by IRS thresholds.
  • Closing statement outlining fees covered by DonateLand or the nonprofit.
Keep these documents with your tax records for at least six years. Your CPA will determine how much of the deduction you can apply this year and what can be carried forward.

Do I still get a “tax benefit” without the calculator?

Yes. The benefit doesn't come from a calculator—it comes from donating directly to a qualified charity and documenting the gift correctly. We make sure the property transfers straight to a 501(c)(3) and provide the paperwork your CPA will reference when determining your deduction under IRS guidelines.

What if my land has liens or unpaid taxes?

We help you understand what must be cleared before closing. Many issues can be resolved during diligence, and we organize the payoff documentation so the nonprofit receives a clean title.

Can I donate land anywhere in the United States?

Nearly. We regularly handle property in rural, agricultural, suburban, and urban markets throughout most states. If a location falls outside our network, we will tell you quickly.

Is DonateLand giving tax advice?

No. We do not provide legal or tax advice. Our role is to deliver compliant documentation and connect you with nonprofits; your CPA or tax attorney will calculate your deduction.
